Should a roof be repaired or replaced?
A repair is usually considered when the problem is localized and the surrounding roof remains serviceable. Replacement is considered when deterioration or damage is widespread, recurring problems show broader failure, or a repair would not provide a reasonable result.
Age alone does not answer the question, and neither does one ceiling stain. The decision should combine the roof's overall condition, the location and extent of failure, prior repairs, material compatibility, access, code requirements, and the owner's plans.
